PROJECT BASICS: Size 26,748 sq ft | Duration 24 weeks

Warnes Projects were asked to sub-divide 12 Olympus park, a generous unit on a busy commercial estate. Creating two totally separate units with independent services and facilities.

The building’s existing tenant needed to downsize and negotiated with the landlord to take one of the newly formed units. It was essential for the tenant to be relocated with minimum interruption their business. Our works would be carried out around them, sympathetic to maintaining business continuity.

A plan was carefully composed adopting a three phase schedule. This enabled planned movement of the resident tenant’s team and equipment. Contained areas were formed, safely separating construction zones from the tenant workers. Allowing both businesses operate normally.

Significant structural steelwork was erected to form the framework of the division wall between units. Improvements were also made with the introduction of new WC’s and showers. New decoration and floor finishes, lighting, fire alarm and small power transformed the units with a contemporary appearance. A new entrance door with ramped access and DDA compliant WC facilities ensured the new unit was wheelchair accessible.

The project scope extended to external hard landscaping, excavation of trenches for new incoming services and repairs to roofing and cladding.
